ACE DuraFlo’s ePIPE team recently completed the in-place epoxy lining of a 12-inch diameter supply and return piping system at a 12-story condominium project in Washington, D.C.

The project involved approximately 125 feet of piping that traveled from the boiler room on the second floor up to the roof. The building owners selected ACE DuraFlo to help solve ongoing issues related to corrosion and sediment buildup that was clogging the building’s chiller system.

A Large-Diameter Pipe Restoration Challenge

Large-diameter piping systems can present unique access, cleaning, and application challenges, especially in multi-story buildings. In this Washington, D.C. condominium, the supply and return lines extended vertically through the building, making traditional replacement disruptive and difficult.

Instead of removing and replacing the piping, the ACE DuraFlo ePIPE team used an in-place pipe restoration approach designed to clean and line the existing pipe interior.

How the 12-Inch Piping System Was Restored

The process began with cleaning the pipes using a rotational water jet blasting method. This helped remove corrosion, sediment, and buildup from the interior pipe surfaces.

After the cleaning was completed, the ACE DuraFlo ePIPE team performed the in-place epoxy lining of the piping system. The epoxy was applied using mechanical spray methods, allowing the team to coat the interior of the existing pipe without dismantling the system.

Custom Engineering for a 12-Story Application

Because of the riser configuration and limited accessibility, the ACE DuraFlo ePIPE team engineered custom parts for the mechanical epoxy lining application. This allowed the lining equipment to be deployed from the roof, more than 12 floors above the boiler room.

The project demonstrated how ePIPE technology can be adapted for complex commercial and multi-story building applications where corrosion, sediment, and system downtime are major concerns.

In-Place Epoxy Lining for Commercial Piping Systems

This Washington, D.C. project highlights the benefits of in-place epoxy pipe lining for building owners and property managers who need to address pipe corrosion and sediment buildup without the disruption of a traditional pipe replacement.

By restoring the existing 12-inch supply and return lines, ACE DuraFlo helped the condominium address chiller system performance issues while avoiding the extensive demolition typically associated with a full repipe.
